Originally built in 1870, 6 Maryville is a double-fronted Victorian era townhouse ideally situated at the junction of Southern Road and the Old Blackrock Road in Cork city centre.

When Karl took on the property it had previously been subdivided into smaller units with too many rooms, and the interior was in bad shape having been poorly maintained as a rental property through a decade of recession. The project was a process of peeling back the layers and being more generous in space allocation, restoring the building as a fine single-family townhouse once again.

Works included acquiring planning permission for a vehicle driveway, re-configuring the general arrangement of internal rooms, insulating and re-roofing, MEP services with bathroom, kitchen and utility room, recommissioning the fireplaces, interior design & FFE, landscape design.

This project availed of the Living City Initiative and was able to claim back 100% of the project costs over a 10-year period in the form of tax breaks. The property was valued before commencing the project, and valued once again after the project completed whereupon it was found that every €1 spent on the project returned €1.50 in equity. The project was therefore a successful financial investment as well as a design success,
